Congratulations! You are a homeowner. What’s next?
Change the Locks
You don't know who has copies of the old keys. Just do it.
If you purchased a home warranty, they may offer this service.
Set Up Utilities
Before closing if possible, transfer or set up electric, gas, water, trash, internet so it’s ready on move-in day. The city will have to come out in person if you do not transfer it early enough.
Home Warranty
If you purchased a home warranty, keep the information handy in case you need it. Familiarize yourself with what they repair and how to contact them.
Update Your Address
USPS, DMV, banks, credit cards, subscriptions, employer, IRS. Consider sending a change of address card to everyone you know. It's tedious, but do it—you will be glad you did.
Keep up with maintenance
In addition to regular maintenance, save for repairs and upgrades. Things will break. Budget 1-2% of your home's value annually for maintenance and repairs. It won't all happen in year one, but over time, it adds up. If you don’t spend it on maintenance, you’ll have it for renovations and improvements.
Change HVAC filters every 1-3 months
Clean gutters twice a year
Service your HVAC bi-annually (spring and fall)
Fix small problems before they become big, expensive ones
Stay In Touch with Your Agent
Seriously. We're here after closing—for contractor recommendations, market questions, or when you're ready to buy again.
Many of our clients become long-term relationships, not just transactions. We will be reaching out frequently and invite you to do the same!
