Experience in your market
You want someone who knows your neighborhood, understands local buyer behavior, and has a track record of successful sales in your area. Ask how many homes they've sold nearby in the past year.
Communication style
How quickly do they respond? How do they prefer to communicate—text, email, phone? Do they keep you informed proactively, or do you have to chase them down? This matters, especially when offers start coming in.
Honest Guidance
You want an agent who will tell you the truth, even when it's not what you want to hear. If your pricing expectations are unrealistic, they should say so. If repairs are needed before listing, they should say so. Honest guidance protects you from costly mistakes.
Marketing Expertise
How will they market your home? Professional photography and videography? Online listings across multiple platforms? Social media promotion? Luxury publication placement if applicable? Print materials? Open houses and broker events? You want a comprehensive strategy, not just throwing it on the MLS and hoping.
Negotiation skills
Marketing gets buyers to the door. Negotiation gets you to the finish line with the best deal. Ask about their approach to multiple offers, handling inspection issues, and navigating tricky contract terms.
chemistry
You're going to work closely with this person for weeks or months. If the vibe feels off or you don't trust them, keep looking.
